The Nature "Resort"

The originally published time-table envisioned the start of the explaratory phase 2003, the conceptualization in 2005, the start of construction in 2006 and finally the opening in 2008. For undisclosed reasons the ambitious time-table was abondened shortly after the initiation of the project. Instead it took Euro Disney Associés, S.C.A., Pierre & Vacances and several public partners till February 13, 2007 to sign a letter of intent to formalize their interest and support for the project. Said letter of intent inaugurated a new, additional study phase to define the conditions for the development and implementation of the project. Hopes are that this could lead to a "general agreement" and the launch of the first phase in 2010 (two years after the originally envisioned opening date).

But for now the steering company of the private and public parties involved will meet regularly to lay the further groundwork for the final approval by preparing or commissioning studies on topics such as feasibility of land acquisition (as parts of the project would be outside the current resort's perimeter) and the legal framework for the land's use, land development conditions, definition of primary infrastructures, public transportation access (currently on-existent for Disney's Davy Crockett Ranch), financing of sustainable development investments, marketing, financing and economics, real estate-, tourism-, and economic-environements.

The Groupe Pierre & Vacances as Euro Disney's main partner in the project will - according to the plans from 2003 - stand up for the majority of all costs (in 2003 expected to be around 1 billion Euro) and will provide the rich knowledge regarding the construction and management of short-break resorts. After all Pierre & Vacances is the operator of both the Center Parcs and the Gran Dorado resorts and continued its successful growth with the acquisition of MGM residences in 2003.

Obviously the concept of Center Parcs and Grand Dorado was also used as a basic starting point for the Nature Villages which are supposed to take that experience of "relaxation, nature, sporting actvites and leisures" to an all new level, thanks to the storytelling and themeing background of Disney that creates a unique surrounding, plus the added benefit of the resort’s theme parks and additional offerings. At the same time the resort expects not only to benefit from the additional accommodation of 5,000 rooms but also the (for the resort) totally new kind of holiday the Nature Villages offer.

After all the Nature Villages are supposed to provide a complementary offering to the original Disneyland Resort Paris. This is expected to attract new groups of guests who will then also visit the “classical” offerings of the resort, in other words the theme parks, during an extended weekend-stay or even longer visits as the Nature Villages themselves offer such a wide choice of leisure, sport, health, arts and craft activities that they will also be offered through Pierre & Vacances as a holiday destination of their own. Management according to the 2003 information expects that guests at the Nature Villages may even stay up to one week, compared to two or three nights currently in the Disney Hotels. Also according to the 2007 press release market studies commissioned during the explaratory phase indicate high potential for the concept especially among families with young childrens but also among adults in France and throughout Europe.

What will set the Nature Villages apart from regular "Center Parcs"-like projects (besides its connection and involvement of the Disneyland Resort Paris) is the underlying decision to make it a "first-of-its-kind resort" based strongly on sustainable development. A decision that was made early during the original explaratory phase, even so it wasn't communicated till 2007. Such the involved private and public parties not only commisioned the regular market studies during the prolonged explaratory phase but also studies on social and economic environment, sustainable development impacts and local development. As part of this a "Sustainable Action Plan" has been established for the project using the WWF/BioRegional "One Planet Living" (OPL) methodology covering not only development and construction but also the future operation of the Nature Villages.

The result is what the parties involved describe as a "pioneering ecotourism concept that is European in scope and based on harmony between man and nature". Its "main themes" are supposed to be Water, Earth, Forest and "the recreational and leisure activities tied to these themes". This corresponds at least roughly with the original concept as provided in 2003 that consisted of four villages - Le Ranch, Le Eau, La Terre, Le Sport - as depicted on the maps and artwork provided on the right.

The Nature Villages will be located roughly 6 km from the heart of the Disneyland Resort Paris, south of the motorway A4 adjacent to Disney’s Davy Crockett Ranch which will be incorporated as one of the four(?) villages - as can also be seen on the upper most map from 2003, which even includes the current trails of Disney’s Davy Crockett Ranch inside the future property of the Nature Villages. In fact Disney's Davy Crockett Ranch may form the core of the first phase of the project with a tentaive launch date now in 2010. According to the 2007 press release that first phase would cover 183 ha and (including Disney's Davy Crockett Ranch) would offer 2,300 apartments and homes in tourism residences as well as leisure and recreational facilities in several lots.

Part of the unique setting of the Nature Villages will be the project's location right in the pristine nature, as only 10% of the projects 520 ha will be used for construction of any kind, while the remaining space is reserved for mother nature. Therefore the Nature Village do not only consist of the actual villages, which are the concentration of buildings housing the accommodation, service facilities, restaurants, entertainment and sport offerings, but also wide landscaped areas inviting guests to leisurely strolls or enjoy one of the activities in the nature, thus making the term “sections” maybe more accurate.

Based on old official maps that showed the overall borders of the maximum expansion of the resort only Disney’s Davy Crockett Ranch (labelled “Le Ranch” in dark green) and the part of the village “L’ Eau” that is located inside the forest “Bois de Citry” (the large forest section in the right half of this project depicted in blue and labelled “L’Eau), which in original plans was supposed to be used for an expansion of the Ranch, are located on property that already is a part of the resort. The left half of “l’ Eau” and both villages “Le Sport” and “La Terre” are located outside current resort property on land that the newly formed company will need to acquire (see second 2003 map from top on the right). Thus the Nature Viallges will not only expand the range of accommodation and leisure offers of the resort but also its actual size.

 Zuerst sei klargestellt, dass dieses neue Projekt, das zwischenzeitlich scheinbar grünes Licht erhalten hat, nicht(!) wie oft behauptet der "dritte Themenpark" oder ein "neuer Naturpark" im Disneyland Resort Paris ist. Vielmehr basieren die vier zusammenhängenden "Natur Dörfern" auf dem Konzept der Kurzurlaubsresorts, die komplette Urlaube mit der Familie für ein Wochenende auf privatem Gelände anbieten mit zahlreichen Unterhaltungsangeboten wie Sportaktivitäten einschließlich Schwimmen, aber auch Entspannung bieten samt Massagen. Allerdings wird das Projekt nicht die Bezeichnung "Resort" im Namen führen, um Verwirrung zu vermeiden; “Les Villages Nature” / “Nature Villages” / "Natur Dörfer" schließlich ist lediglich ein Arbeitstitel.

Die vier Dörfer befinden sich südlich der Autobahn A4 bei Disney’s Davy Crockett Ranch, die nach einer Erweiterung eines der vier Dörfer darstellen wird, wie auch auf der oberen rechten Karte zu sehen, in der selbst die Trails der Ranch eingezeichnet sind.
Anmerkung: die Fläche unterhalb des Schriftzugs "Golf Disney" ist der Marriot Vacation Club; die gelbe Fläche rechts neben dem Schriftzug "Disneyland Resort Paris" ist das Val de France, bei dem auffällt, dass neben der freien Fläche im Zentrum, auf der zur Zeit das Mövenpick Hotel entsteht, noch eine weitere Fläche am oberen Ende für ein Hotel zur Verfügung steht.

Ausgehend von älteren offiziellen Karten wird sich außer Disney's Davy Crockett Ranch ("Le Ranch" in dunkelgrün) und dem für einen Teilen des Dorfes "L'Eau" genutzten Wald "Bois de Citry" (in der rechten Häfte der blauen Fläche "L'Eau", ursprünglich als Erweiterungsfläche für die Ranch gedacht) das gesamte Projekt außerhalb der jetzigen Resortgrenzen befinden. Die linke Hälfte von L'Eau und die beiden Dörfer Le Sport und La Terre sind außerhalb der ursprünglichen maximalen Ausdehnung des Resorts angesiedelt, auf einer Fläche, die die neue Gesellschaft erwerben wird. So werden die Nature Villages nicht nur das Unterkunfts- und Freizeitangebot sondern auch die Fläche des Resorts erweitern.

Die Entscheidung dieses neue Projekt, das 560 ha und 5.000 Appartements, Bungalows und Hotelzimmer umfassen wird, mit einem Partner anzugehen, beruht nicht nur auf finanziellen Gedanken, wird die Groupe Pierre & Vacances doch die Mehrheit der Kosten von ca. 1 Milliarde Euro tragen, sondern erlaubt es auch die Beziehung auszubauen, betreibt Pierre & Vacances doch seit Anfang 2003 in Val d'Europe Appartements. Außerdem erlaubt die Zusammenarbeit dem Resort sich des reichen Erfahrungsschatzes zu bedienen, den die Gruppe bei der Entwicklung und dem Betrieb von Kurzurlaubsresorts gewonnen hat, gehören zu ihren Topmarken doch die Center Parks und Gran Dorado Resorts, die ihr ein erfolgreiches Wachstum sicheren, wie 2003 den Erwerb der MGM Anlagen.

Das Konzept der Center Parks / von Gran Dorado stand auch Pate für die Nature Villages, die das Erlebnis von "Entspannung, Natur, sportlicher Betätigung und Freizeit" auf eine neue Ebene heben sollen, besonders dank des Themeings von Disney, das eine einmalige Umgebung erschafft, unterstützt noch durch das zusätzliche Angebot des Resorts und seiner Themenparks. Gleichzeitig profitiert das Resort von zusätzlichen 5.000 Unterkünften und dem für das Resort absolut neuem Angebot der Nature Villages, das eine ganz neue Gruppe von Gästen anziehen soll, die dann auch die "klassischen" Angebote des Resorts (die Parks) besuchen sollen während ihres verlängerten Wochenendaufenthaltes. Dank des reichhaltigen Angebots der Nature Villages von Sport, über Gesundheits-, Kunst- und Handwerkkurse bis hin faulem Nichtstun, erhoffen sich die Betreiber Aufenthaltsdauern von bis zu einer Woche statt zwei oder drei Nächten in den Disney Hotels.

The Four Villages - details from 2003

 The “first” village or section of the project according to the 2003 concept was called “L’Eau” – as water is its main theme. It’s centrepiece will bemodeled after a small Mediterranean seaside village as depicted already in the sketch seen on the right. In this section of the project the water based activities e.g. swimming, canoeing, boat rentals, … will be found. But the waterways will also be used as the perfect backdrop for supervised children activities and in other more secluded parts of the “village” as perfect backdrop for relaxation areas. Due to the area needed for the open water ways to integrate them carefully in the landscaping and never give the guest the impression of overcrowding, plus the fact that major parts of the currently on the property located 200 ha forest are found here and the decision not to develop most of these, this is also the largest of the four villages.

The smallest village is located right next to "L'Eau" in an anticlockwise turn: La Terre – the Earth. Its theme celebrates the picturesque and idealized rural life in the different parts of France, its typical agriculture, its laid back life-style, the craftsmanship and artists found there. Guests can mingle with farm animals here, enjoy products of French craftsmen and artists or learn some of the crafts and become artists themselves. In addition a wide range of activities will be offered to allow guests to learn about and actually support environment protection while becoming more aware of their own impact on the different ecosystems.

Up comes the third section Le Sport – The Sport. The press information so far does not reveal anything about wether this part of the property will have a consistent theme or wether the designers will “just” try to integrate its structures as good as possible into the landscaping. The section will be used to centralize numerous activities away from the accommodations in the other three villages. Those activities range from the sportive options of e.g. practicing golf, horse riding, cycling or rock climbing, to more relaxing offerings like massages and classes on health subjects like dieting – allowing guests to keep his body and live in a carefully obtained balance.

The final village / section was called Le Ranch – The Ranch – in conceptual papers from 2003 and consisted of the to be expanded Disney’s Davy Crockett Ranch. Continuing its theme and concept of accommodation in the heart of the forest in private bungalows for each party the Ranch was suppsoed to be operated independently from the other three villages solely by EuroDisney S.C.A. even so it will function as an integral part of the four Nature Villages. The future development of the Ranch was also to be solely organized, decided upon and financed by EuroDisney S.C.A.

 

Das "erste" Dorf wird zur Zeit noch "L'Eau" genannt, steht hier doch das Wasser im Mittelpunkt. Zentrale Anlaufstelle ist das einem mediterranen Hafenstädtchen nachgebildete eigentliche Dorf, das in einer frühren Skizze rechts zu sehen ist. In dieser Sektion werden die Wasser-basierenden Angebote beheimatet sein, wie z.B. Schwimmen, Kanufahren, Bootsvermietung, ... Die Wasserwege dienen aber auch als Hintergrund für die Kinderprogramme unter Aufsicht und in etwas abgelegeneren Ecken zur perfekten Entspannung. Wegen des hohen Flächenbedarfs der Wasserwege und wegen des hier befindlichen großen Teils der 200 ha Waldfläche, die naturbelassen bleiben werden, handelt es sich um das größte der vier Dörfer.

Im Uhrzeigersinn direkt neben L'Eau befindet sich das kleinste Dorf: La Terre - die Erde. Hier steht das malerische, idealisierte Leben in den ländlichen Regionen Frankreichs Pate, seine Landwirtschaft, der ruhige Lebensstil, die Künstler und Handwerke der verschiedenen Regionen. Gäste können hier Tuchfühlung zu den Farmtieren aufnehmen, Produkte französischer Regionen und Künstler erstehen oder selbst Handwerks- und Kunstkurse besuchen. Außerdem werden zahlreiche Aktivitäten angeboten, die es den Gästen erlauben, mehr über den Umweltschutz und ihren Einfluss auf die Ökosysteme zu lernen.

Es folgt der dritte Bereich Le Sport - der Sport. Presseinformationen verschweigen bisher, ob hier ein durchgängiges Themeing eingesetzt wird, oder sich die einzelnen Bauwerke nur bestmöglich der Landschaft anpassen werden. Hier wieder zahlreiche Aktivitäten abseits der Unterkünfte der drei anderen Dörfer zusammengefasst - vom Golf-Übungsgelände, über Reiten, Fahrradfaren oder Klettern, aber auch Wellnessangebote wie Massagen und Kurse zu Gesundheits- und Diätthemen - alles für einen ausgewogenen Gast.

Das letzte Dorf ist Le Ranch - die Ranch - und besteht aus der bis dahin erweiterten Disney's Davy Crockett Ranch, die auch weiterhin ihr Thema und ihr Angebot mit einzelnen Bungalows im Herzen der Natur beibehalten wird. So wird dieses "Dorf" auch weiterhin unabhängig von den drei übrigen ausschließlich von EuroDisney S.C.A. betrieben, obwohl es fester Bestandteil des Nature Villages Projektes ist. Auch die Entwicklung der Ranch und deren Finanzierung obliegt alleine EuroDisney S.C.A.
